An Estate on the Water, in the Heart of Lika

Artemis sits in Lička Jesenica, on the bank of the karst river of the same name, which rises in a nearby village and winds through Lika's protected nature. The 8,500 m² estate holds three holiday houses, a shared pool, a sauna, a stone house with a wood-fired oven and grill, a private dock and a playground.

Everything is in one place, yet nothing feels crowded — the estate is large enough that families and groups need never run into each other unless they want to, and private enough that the river in front of the house feels entirely your own.

After the river and the bike ride comes the part people come back for: a sauna, a jacuzzi and a chill-out zone where there's nothing left to do. The pool is open-air and sun-facing, with loungers along the edge and a hedge that shields it from view.

The Jesenica River

Water You Can See Straight to the Bottom Of

The Jesenica runs right through the estate. From the private dock you step straight into the water, and in the morning the river is so still that the whole forest reflects upside down in it.

Along the bank sits a stone wall and a small natural pool, and a little further downstream, wooden steps lead to a calm stretch of river — perfect for swimming and kayaking.

Kayaks wait ready on the lawn, trails start right outside the door, and the dock is perfect for jumping straight into the water. For a quieter afternoon, there are loungers in the shade and a covered terrace overlooking the river.

Team Building

Your Team. Your Estate. Two Days Out of the Office.

Artemis lets you book the privacy of the whole estate for smaller corporate groups — up to around 25 people. The stone house, with its traditional wood oven and grill, serves as a shared space for socialising, meals and meetings, with the pool, sauna and river right next door.

Food and activities aren't automatically included in the price — they can be arranged on request, either independently or through outside partners.
